FARM - Volterra (PI)

In the picturesque hills between the Etruscan town of Volterra and the medieval town of San Gimignano, small farm with 10 hectares of land (8 hectares are arable land, 2 hectares of woodland, around 40 olive trees and some fruit trees).

The farmhouse complex of approximately 700 sqm is made up of 5 buildings:

The main farmhouse has a surface area of 350 sqm and is spread over two levels with a small underground cellar; the ground floor is composed of a large rustic room with storages.
External staircase leads us to the house all arranged on the first floor which the access from a covered loggia, this level compehends a kitchen with large fireplace, living room, 6 bedrooms and a bathroom

The barn has a surface area of approximately 120 sqm, it has a beautiful hut architectural structure and needs to be completely renovated.

The third building is a garage with the oven and an annex with access from external stairs, overall it has a surface area of approximately 150 m2.

A brick shed has a surface area of approximately 50 m2 and is used for the agricultural equipment.

The last building has a surface area of approximately 30 m2 and is located near the woodland and is used as a woodshed.

The roof of the main farmhouse was completely redone in 2015 with the insulation of approximately 4 cm.
The property has Main water in addition to spring water and an underground cistern that collects rainwater for irrigation.
On the first floor of the main farmhouse, the heating is via a pellet stove in the sleeping area while in the kitchen there is a large Tuscan fireplace.

The property can be reached after traveling approximately 4 km of municipal dirt road of which the last stretch of approximately 400 meters is asphalted.
